Does the price really include everything?
Yes. Our fixed price covers design, permits, engineering, site preparation, foundation, framing, mechanical, electrical, plumbing, and finish package. There are no separate architectural fees or surprise add-ons. What we quote is what you pay.
Will my property qualify?
Most Arizona properties with a lot size of 6,000 sq ft or larger qualify for an ADU. We've permitted across 8 municipalities in the Valley. The quickest way to find out is a free consultation — we'll tell you within the first 10 minutes.
How long does the full process take?
From signed contract to completed home is approximately 4 months. This includes permitting (which can take 2–3 months depending on the city) and construction. We'll give you a specific timeline for your project on the consultation call.
Can I use it as a rental?
Yes — many MLC clients do. Because every unit is fully permitted and built on a traditional foundation, it's eligible for both long-term rental and short-term rental (Airbnb, VRBO) in most Arizona jurisdictions.
What happens on the 30-minute call?
We review your property, walk through which floor plans work for your lot, and give you an exact price. There's no obligation and no sales pressure — just 30 minutes of information so you can make a clear decision.
Do I need to hire my own architect?
No. Our in-house architecture and engineering team is included in the fixed price. You don't manage anyone separately — one team, one contract, one price from start to finish.
