Job Overview: The Head of Sales will spearhead all home sales operations, driving revenue growth by managing high-volume leads, overseeing client relationships, and developing strategic sales initiatives. This role involves collaborating with clients to design and build homes on their existing properties or guiding them through lot acquisition strategies. The Head of Sales will manage our client CRM, execute drip campaigns, lead feasibility studies, present quotes and proposals, and oversee a sales specific marketing budget to boost sales. As the primary sales representative of our firm, this individual will embody our brand’s commitment to excellence and client satisfaction.

Key Responsibilities:

Sales Leadership:

  • Develop and execute a comprehensive sales strategy to meet or exceed revenue targets for custom home builds.
  • Lead all home sales activities, including client consultations, presentations, and contract negotiations.
  • Represent the company at industry events, networking opportunities, and community engagements to build brand awareness and generate leads.

Client Relationship Management:

  • Manage a high volume of leads, ensuring timely follow-ups and personalized client interactions.
  • Oversee the company’s client CRM system, maintaining accurate records and optimizing workflows for efficiency.
  • Design and implement drip campaigns to nurture leads and maintain engagement throughout the sales cycle.
  • Serve as the primary point of contact for clients, addressing inquiries, providing updates, and ensuring a seamless experience from initial outreach to project handoff.

Lot Acquisition & Feasibility:

  • Guide clients who do not yet own a home site through lot acquisition strategies, including market research and property evaluations.
  • Lead feasibility studies for potential properties in collaboration with the construction team, assessing site suitability and project viability.
  • Present findings and recommendations to clients to support informed decision-making.

Proposals & Presentations:

  • Collaborate with the design and construction teams to develop detailed quotes and proposals tailored to each client’s vision and budget.
  • Deliver compelling presentations to clients, showcasing design concepts, build plans, and value propositions.
  • Negotiate terms and finalize agreements to secure contracts.

Marketing & Lead Generation:

  • Manage an annual sales marketing budget (separate from advertising budget to drive leads by other employees) to drive brand visibility and lead generation through targeted campaigns, events, and partnerships.
  • Work with marketing teams to develop sales collateral, digital content, and promotional materials that align with company goals.
  • Analyze campaign performance and adjust strategies to maximize ROI.

Team Collaboration:

  • Partner with internal teams (design, construction, and administration) to ensure alignment between client expectations and project deliverables.
  • Provide insights from client interactions to inform design trends, pricing strategies, and operational improvements.

 

Qualifications:

  • 7+ years of sales experience, preferably in real estate, home building, or luxury goods, with at least 3 years in a leadership role.
  • Bachelor’s degree in business, marketing, real estate, or a related field (or equivalent experience).
  • Licensed real estate professionals strongly preferred.
  • Proven track record of meeting or exceeding sales targets in a high-volume, client-facing environment.
  • Strong understanding of the Arizona real estate market, including land acquisition and property development processes.
  • Proficiency with CRM systems (e.g., Salesforce, HubSpot) and experience managing drip campaigns and client communications.
  • Exceptional presentation and negotiation skills, with the ability to communicate complex ideas clearly and persuasively.
  • Experience managing budgets and marketing campaigns to drive lead generation.
  • Ability to collaborate cross-functionally and lead projects with multiple stakeholders.
  • Passion for home design, architecture, or construction is a plus.

Engineering

The engineer designs the structural systems of the house without any consultations with the contracting builder. They may find costly structural issues with the plan which needs to go back to the architect for alterations, adding to the client’s overall costs.

Collect quotes

The client is happy with the design but at this stage won’t know the true costs of the build or whether it’s on budget until they quote it out to different builders. Often quotes come back with varying degrees of build quality, assumptions, and unknown estimates that don't reflect the real cost of construction.

Quote and fees

It’s up to the client to determine which builder quotes will deliver the best final outcome for them. Throughout the whole process, the architect’s fees are paid as each stage is completed with many architects charging around 6%-18% of your final build costs.

Variable pricing

Because the design team are separate from the construction team, unexpected issues can arise which may add to the build cost. Materials, fittings and features often have to be custom-made to the architect’s and engineer’s specifications, therefore adding to the overall build cost.

Change orders

Because the builder was not involved in the design process and doesn't have a complete understanding of the project, it is very likely that you will experience several cost escalation change orders. The worst part is, the builder profits on these price increases that should have been predicted at the project start.
