Job Overview: The Junior Sales Representative (ADU Sales) will take charge of the ADU sales process, managing smaller contracts from lead to close. This role involves leading feasibility studies, conducting on-site evaluations, creating client quotes and proposals, and closing sales. The representative will comprehensively manage all ADU leads within our CRM, execute drip campaigns, and collaborate with marketing to drive lead generation. Key Responsibilities:

Lead Management & CRM Oversight:

  • Comprehensively manage all ADU leads within the company’s CRM system, ensuring accurate data entry, timely follow-ups, and organized workflows.
  • Track lead progress, update client interactions, and monitor sales pipeline metrics to maintain a clear overview of ADU opportunities.
  • Qualify leads to assess client needs, budgets, and timelines for ADU projects.

Drip Campaigns & Marketing Collaboration:

  • Design and execute drip email campaigns to nurture ADU leads, tailoring content to maintain engagement and move prospects through the sales funnel.
  • Collaborate with the marketing team to develop strategies that drive ADU lead generation, including targeted campaigns, social media efforts, and local outreach.
  • Provide feedback on campaign performance and client preferences to refine marketing materials and boost lead quality.

Feasibility Studies & On-Site Evaluations:

  • Lead ADU feasibility studies, coordinating with clients and the construction team to evaluate project viability (e.g., zoning, lot size, utilities, and site constraints).
  • Conduct on-site evaluations to gather critical data, such as measurements, site conditions, and regulatory considerations.
  • Organize and document findings to ensure accuracy and alignment with client goals and local regulations.

Quote & Proposal Development/Presentation:

  • Consolidate information from feasibility studies and on-site evaluations into detailed, client-ready quotes and proposals.
  • Work with the design and construction teams to create proposals that reflect accurate costs, timelines, and customized design options (e.g., guest houses, rental units, or home offices).
  • Present proposals to clients, clearly articulating value, feasibility, and project benefits to inspire confidence.

Sales & Closing:

  • Engage clients through phone, email, and in-person meetings to build relationships and advance sales.
  • Negotiate terms and close ADU sales, ensuring client satisfaction and smooth transitions to the project team.
  • Deliver exceptional service by addressing client questions and providing updates throughout the sales process.

Market Awareness:

  • Stay informed about Arizona’s ADU regulations, permitting processes, and market trends to offer accurate guidance to clients.
  • Share insights with the Head of Sales and marketing team on client needs and market demands to enhance ADU offerings and strategies.

 

Qualifications:

  • Bachelor’s degree in business, marketing, real estate, or a related field (or equivalent experience).
  • 1-3 years of sales, customer service, or project coordination experience, preferably in real estate, construction, or home design (entry-level candidates with strong potential welcome).
  • Experience with CRM systems (e.g., Salesforce, HubSpot) and managing lead pipelines, or a willingness to learn.
  • Familiarity with email marketing tools and drip campaign strategies is a plus.
  • Strong organizational skills with the ability to consolidate complex data into clear, client-facing documents.
  • Excellent communication and presentation skills, with an ability to simplify technical details for clients.
  • Basic knowledge of Arizona’s real estate or ADU market is an advantage.
  • Valid Arizona driver’s license and reliable transportation for site visits and client meetings.

Engineering

The engineer designs the structural systems of the house without any consultations with the contracting builder. They may find costly structural issues with the plan which needs to go back to the architect for alterations, adding to the client’s overall costs.

Collect quotes

The client is happy with the design but at this stage won’t know the true costs of the build or whether it’s on budget until they quote it out to different builders. Often quotes come back with varying degrees of build quality, assumptions, and unknown estimates that don't reflect the real cost of construction.

Quote and fees

It’s up to the client to determine which builder quotes will deliver the best final outcome for them. Throughout the whole process, the architect’s fees are paid as each stage is completed with many architects charging around 6%-18% of your final build costs.

Variable pricing

Because the design team are separate from the construction team, unexpected issues can arise which may add to the build cost. Materials, fittings and features often have to be custom-made to the architect’s and engineer’s specifications, therefore adding to the overall build cost.

Change orders

Because the builder was not involved in the design process and doesn't have a complete understanding of the project, it is very likely that you will experience several cost escalation change orders. The worst part is, the builder profits on these price increases that should have been predicted at the project start.
