Agreement to these terms

These Terms and Conditions govern your use of minimallivingconcepts.com and Orion, the account-connected marketing dashboard operated by Minimal Living Concepts (collectively, the “Services”). By accessing or using the Services, you agree to these terms. If you do not agree, do not use the Services.

Purpose of the Services

Our website provides information about Minimal Living Concepts, our homes, projects, and related services. Website content is provided for general information and does not create a design, construction, purchase, or other professional-services agreement. Any project or transaction is governed by a separate written agreement.

Orion is a private dashboard used by authorized Minimal Living Concepts personnel to review marketing information. Its TikTok integration uses TikTok Login Kit and Display API to access authorized account profile information, aggregate account statistics, and recent public video metadata. The integration is read-only and does not publish, edit, or delete TikTok content.

Authorized account access

You may connect a third-party account only if you own that account or have permission to authorize access on its behalf. You are responsible for protecting your login credentials and for activity conducted through your authorized access. You may revoke a connected account through the applicable third-party platform or by contacting us.

Acceptable use

You may not misuse the Services, attempt unauthorized access, interfere with their operation, introduce malicious code, violate applicable law, infringe another party’s rights, or use information obtained through the Services for an unauthorized purpose.

Third-party services

The Services may connect to or link to third-party platforms, including TikTok. Your use of a third-party platform is also governed by that platform’s own terms and privacy practices. Minimal Living Concepts does not control and is not responsible for third-party services. TikTok is a trademark of its respective owner, and Minimal Living Concepts is not affiliated with or endorsed by TikTok.

Intellectual property

Unless otherwise stated, the Services and their original text, designs, graphics, photographs, software, trademarks, and other content are owned by or licensed to Minimal Living Concepts. You may view the website for personal, lawful use. You may not reproduce, distribute, modify, or commercially exploit our content without prior written permission.

Our collection and use of personal information are described in our Privacy Policy.

Disclaimers

The Services are provided on an “as is” and “as available” basis. To the extent permitted by law, Minimal Living Concepts disclaims warranties of merchantability, fitness for a particular purpose, non-infringement, and uninterrupted or error-free operation. We do not guarantee that website information is complete, current, or suitable for a particular project or decision.

Limitation of liability

To the fullest extent permitted by law, Minimal Living Concepts will not be liable for indirect, incidental, special, consequential, or punitive damages arising from use of or inability to use the Services. Nothing in these terms excludes liability that cannot legally be excluded.

Changes and availability

We may update, suspend, or discontinue any part of the Services and may revise these terms from time to time. Updated terms will be posted on this page with a revised effective date. Continued use after an update constitutes acceptance of the revised terms.

Governing law

These terms are governed by the laws of the State of Arizona, without regard to conflict-of-law principles. Any dispute will be subject to the courts having jurisdiction in Arizona, unless applicable law requires otherwise.

The Typical Building Process

The ol' fashioned way.

Find an architect

An architect designs your home without discussions with engineers, builders and interior designers. You can’t walk through the home design and experience the layout, proportions of the spaces and quality of the fixtures and fittings.

Hope the design is buildable

Engineering

The engineer designs the structural systems of the house without any consultations with the contracting builder. They may find costly structural issues with the plan which needs to go back to the architect for alterations, adding to the client’s overall costs.

Collect quotes

The client is happy with the design but at this stage won’t know the true costs of the build or whether it’s on budget until they quote it out to different builders. Often quotes come back with varying degrees of build quality, assumptions, and unknown estimates that don't reflect the real cost of construction.

Quote and fees

It’s up to the client to determine which builder quotes will deliver the best final outcome for them. Throughout the whole process, the architect’s fees are paid as each stage is completed with many architects charging around 6%-18% of your final build costs.

Variable pricing

Because the design team are separate from the construction team, unexpected issues can arise which may add to the build cost. Materials, fittings and features often have to be custom-made to the architect’s and engineer’s specifications, therefore adding to the overall build cost.

Change orders

Because the builder was not involved in the design process and doesn't have a complete understanding of the project, it is very likely that you will experience several cost escalation change orders. The worst part is, the builder profits on these price increases that should have been predicted at the project start.

Transparent pricing

For our pre-designed homes, inclusions and costs are finalised before you commit to building your home. There are no hidden or additional costs due to design revisions once your contract is signed. If an unforeseen condition occurs, we never profit on it. This way our incentives align with you.

Design a bespoke home

Our ‘Bespoke Option’ involves personalised brief-development sessions with our architect and sales teams to fully understand your design parameters. New plans and 3D model elevations and site locality plans will be developed following your brief and in collaboration with our team.
